Zoning

With all the fighting about zoning in the Commonwealth of Massachusetts and the need for affordable housing, how about allowing 2 family zoning by right throughout the state, but with serious restrictions to keep the dense areas from getting dense, but to break the chokehold large lot zoning has had in limiting zoning. It would go something like this. 2 units allowed by right on any lot with 100' frontage and 10,000' lot size. Limit FAR to 30%, going up to 40% as the lot gets bigger to avoid too many McMansions. Starting at 20,000 sf, 3 family by right, and over 1 acre, 4 family by right. No special permits for more density. in MBTA districts, the number of Units might be 3,4,5.
